SCDC continually searches for investors and members to assist the community in growth by purchasing stock or loaning money to the development corporation. What is the difference? By purchasing stock in $100 increments, everyone has the ability to participate in the growth of their community. For serious investors, we have set up a loan program. These investors can loan their money to SCDC which enables the development company to attract new businesses and to assist current businesses in expansion. This gives SCDC greater flexibility and allows us to participate in more projects and perhaps larger projects.
One of the goals of SCDC is to set up a revolving loan fund to be used for attracting new businesses and assisting existing businesses in expansion. This loan fund will be used in a project where a traditional lender is involved. The term is for 5 years allowing for the funds to be turned more often enabling the development corporation to attract and assist a greater number of companies.
Each investment opportunity in SCDC is a little different. Common stock does not have a guaranteed rate of return. Most people wanting to become a member to SCDC purchase Common Stock. Currently, SCDC has not issued Preferred Stock. Preferred Stock will be issued in the near future and the rates of return will be dependent upon the projects that the money is invested in. These return rates are expected to range from 2 to 5%. Investors loaning money to SCDC have rates of return that range depending upon each project the money is utilized for. Typically, these projects are larger in scale and rates of return range from 4.5% to 8.5% depending upon the project. Most generally the interest rates for these projects are fixed.
